How this calculator works
Selling a property comes with its own set of costs that reduce the amount you actually walk away with. Agent commission is usually the largest, charged as a percentage of the sale price or occasionally as a flat fee, followed by marketing campaigns, legal or conveyancing fees, styling, any pre-sale repairs, and a mortgage discharge fee if you still owe money on the property. This calculator adds those costs together, subtracts them from the sale price to find your net proceeds before the mortgage payout, then deducts your remaining loan balance to show the cash you'll actually receive. Commission rates and marketing spend vary widely by agent and by state, so use quotes from agents you're considering rather than a national average, and remember that a lower commission rate does not always mean a better overall outcome if it comes with less marketing investment.
